Initiation

All we need to begin the tax appeal process is your property address and authorization to move forward.

One of our valuation experts will review your entire portfolio, establish a goal for each of your properties, and determine whether a tax appeal is warranted. Every tax year stands on its own. We will update and review your entire portfolio every year.

Petition Filing

We will file/submit all of the necessary tax appeal petitions with the Value Adjustment Board before the September deadline and then will send a confirmation e-mail to you.

Once the tax appeal cycle has begun, we will request the most relevant data from you to help us put together the strongest case for your property. Data collection will help our team best analyze your property and ensure the maximum reduction.

We will analyze all aspects of your property and prepare an in-depth value analysis packet/case for your property. This case will be submitted and used for negotiations with the Property Appraiser’s Office and for the hearing before the Value Adjustment Board.

We will manage the entire hearing process for you, from informal negotiations with the Property Appraiser to attending a formal hearing at the Value Adjustment Board.  Our goal is to justify a reduction of the assessment on your property, thereby reducing your tax bill and saving you money.

Once we receive the results from the Value Adjustment Board, we will provide you with a personalized review and explanation of the tax appeal results.

Secure Refund

If the tax appeal is successful, we will ensure you receive your tax savings.  We will assist you in tracking the refund and/or the corrected tax bill issued by the Tax Collector.

If an appeal does not have the desired outcome, we will determine whether litigation is warranted. If we determine you have a valid case, we will assist you through the entire process. 

 

Each year the Property Appraiser’s Office places a value on property and property taxes are subsequently calculated based on this value. The tax appeal process gives property owners the opportunity to appeal the value defined by the Property Appraiser. This process can be overwhelming for property owners and this is where Florida Property Tax Consultants, Inc. comes in.  FPTC handles the property tax appeal process from start to finish on behalf of property owners. 

FPTC analyzes each property to determine whether there is evidence for a property assessment reduction.  If we see a reduction opportunity, we file a petition with the county Value Adjustment Board (VAB).  The VAB then schedules a hearing for the property.

In preparation for the hearing, our team constructs a detailed case with supporting evidence.  We maximize the potential for assessment reduction by analyzing specific conditions related to the property, performing in-depth market analysis, and evaluating current market trends.  We attend the hearing before a Special Magistrate and present our case for a reduction.  The Special Magistrate then makes a decision on whether the property assessment value gets reduced. If the case has merit, we will reduce it. The majority of the time, they rule in our favor.  Our results-oriented analysis and performance at the VAB hearings lead to consistent success at reducing property taxes for our clients.

We represent our clients on a contingency fee basis.  With the exception of a minimal upfront fee to file a petition on your behalf, the only fee we charge is a percentage of the tax savings that we obtain for you. If we do not secure a tax savings, there is no cost to you.
